All bookings are subject to these conditions, which are deemed to have been accepted by the client on completion of the booking form.

The booking will be considered as accepted by us upon client receiving a written confirmation and receipt for deposit.

All information supplied by us is given in good faith and is based upon information available at time of printing. All reasonable measures have been taken to ensure the accuracy of any statement made but we cannot be held liable for any variations however caused.

We cannot be held responsible for reasons beyond our control for: strikes mechanical breakdowns, illness, disturbance or construction from other villas etc. The person responsible for booking, undertakes that no person will suffer anything to be done which will endanger the policy of our villa insurance, making the same void or voidable.

If breakdown occurs in respect of water, electricity, etc, we reserve the right to repair these as soon as contractors become available and also that they have right to access. No responsibility can be taken for any inconvenience.

We reserve the right to cancel any booking. In this event any money paid to us will be refunded in full.

Cancellation by you must be made in writing and by the person who signed the booking form. When cancelling a booking, 8 clear weeks must be given. We will, if we can re-let, refund all monies, less a deduction of £10 administration charges; if we fail to re-let the full amount is payable. This may be covered by your insurance, which is why it is important that you take one out. The villa deposit is non-returnable.

The client shall be responsible for making good any damage to the villa, the contents and the equipment, or any loss that may have occurred during your period of stay. A breakage fee of £50 (to cover small breakages) will appear on your invoice, which is refundable upon return of villa keys.

Only those persons named on the booking form shall be permitted to occupy the villa, and all shall vacate the property by no later than 10am on the day of departure, unless otherwise agreed by us.

Balance of monies is required no later than 8 weeks prior to departure. Failure to do so gives us the right to treat the booking as cancelled and levy the appropiate cancellation charges.
